Important factors to consider when buying a DVC Resale contract. Feel free to give us a call or text to review these.
- Home Resort- Buy where you want to stay and use the Home Resort Priority
- Use Year- buy a use year that is before you want to travel not after you travel.
- Resort Location- some families prefer to have their Home Resort near a park they like to frequent.
- Length of Deed- Deeds last for different amount of years, know what is important to you.
- Price- Set a budget and stay within it
- Dues- Most resorts are similar in dues pricing, so don't put a huge importance on this
- Restrictions- Know the difference in buying Resale vs Direct

When you purchase a DVC Resale contract you will have costs associated with this transaction. The purchase price, annual dues and closing costs. Closing costs will normally range from $500-$800 depending on the contact you are purchasing. Annual dues are based on the resort and the number of points you purchase. If the buyer will be receiving current years and/or banked points, they will be responsible to cover the dues costs for those points. These dues costs are paid as a lump sum at closing. Next year you will be able to select to have your dues paid annually or monthly.
Once the seller and buyer have agreed upon the terms and have signed the sales agreement everything will be submitted to the title company. They will then submit the contract to Disney who has ROFR (right of first refusal). The normal time to close is around 60 to 80 days.
