For most families it comes down to money and savings. Our system is set up for our members to save on commissions.
This is a different answer for different families. Some families like to buy before they travel, so their savings start immediately. Other families prefer to rent first and try it out. Our system is set up to take care of both families.
DVCA is a new company, but our advisors/owners have been involved with Disney and DVC for a long time, almost 60 years, (27, 18 and 14) with Disney and DVC before joining DVCA, including member services and Disney Cruise Line.
Easiest way to think about the term use year is to equate it to a fiscal year. There are 8 months of the year Disney deposits points into. If you have an April use year, points will deposit each year on April 1st. It is especially important to have a use year that deposits your points before you like to travel, not after. This allows you to better management and use of your points.
Home Resort simply means what property you own. You can book 11 months in advance at your home resort and 7 months in advance at the other DVC resorts. It is important to own where you like to stay. Many families book using their home resort priority window, which leaves less availability when the 7 month booking opportunity opens for other resort owners. DVC Advantages has a solution. You can buy as little as 25 points on a resale contract. If you would like DVC member perks, Disney requires all new DVC members to buy a minimum of 150 points directly from Disney. Some members put an importance on these perks, others put an importance on all the money they will save when they buy a resale contract.
It depends on how many points you have purchased directly from Disney. Currently you need 150 points directly purchased from Disney to get your blue card and all the perks. This has changed several times through the years, it is best to discuss your options with one of our advisors and form a game plan.

The closing will normally take around 90 days, Aulani can be longer. Disney has the Right of First Refusal (RoFR), this alone can take 30 days. If they waive their right the contract, it will be forwarded to the title company to prepare your documents. After it closes it will take 2-3 weeks for your account to be created by Disney and mail your membership number. Once you have your number you can start to make reservations.
Closing costs can vary depending on purchase price, but on average they will run between $500-800.
The purchase price can be negotiated. This depends on the seller and how flexible they are with their pricing. We will present your offer to the owner and see what they respond with. Keep in mind if the offer is too low Disney could exercise their RoFR, where you would then loose the contract. DVC Advantages offers guidance throughout this process to minimize this risk.

If Disney exercises their RoFR, we will need to start the process over with a new search and purchase of a different contract.
You can bank your points anytime in the first 8 months of your use year.
You CANNOT unbank your points. Once you bank them, they cannot be used for stays until your use year date arrives. You can make a reservation and use your banked points for that reservation, as long as the check in date is after your use year. You can also borrow your points from your next year’s use year account. Should you decide to book a stay prior to your use years points arrival.
